Made-to-order replacement timber windows and doors from the Lomax + Wood Kensington & Chelsea range have been installed in a distinguished residential property in Hampstead Garden Suburb (HGS), a designated conservation area affectionately known as ‘Utopia NW11’.

To replace the single glazed windows and doors in this property, which was probably built around 1911, requires consent from the Hampstead Garden Suburb Trust (HGST) and Article 4 Direction planning permission from Barnet Council. Both organisations work closely to protect the character of this unique area. Lomax + Wood, a preferred and recommended manufacturer by HGST, were required to match the original sections of the windows as closely as possible. Precise dimensions were taken to replicate the original sight lines and mouldings although a deeper frame was required to accommodate the 18mm slim double glazed units.

“Importantly the Trust has strong sustainability policies which played a major part in getting the approvals to replace the single glazed originals with double glazed units. The window design wasn’t an issue, the Trust knows we specialise in period styles and have the ability to replicate on a large scale,” says Andrew Goding, sales director, Lomax + Wood. “The side hinge casements are topped with top hinge swing our fanlights, some of which are fixed, with a horizontal transom mould, the timber member that separates the lights of a window.”

In this application the 18mm 4/10/4 krypton gas-filled slim units with integral warm edge spacer between glazing bars required slim stiles, the vertical member of the frame, which was acceptable to both the Trust and the Council. A comfortable 1.4 W/m²K U-value has been achieved which meets current Part L Building Regulations’ to ensure reduced energy consumption and CO₂ emissions.

Products in the Kensington & Chelsea range, which includes the popular sliding sash window, French doorsets, special shapes and entrance doors, are internally beaded for high levels of security and incorporate a full espagnolette locking system. High quality ironmongery was chosen in polished chrome from a standard selection while a non-standard range is also available as an optional extra. Supplied with three coats of factory-finished white micro-porous paint in RAL9010 will provide a durable, protective and hard wearing coat while an attractive range of heritage colours, and stains, is also available.

Ideal for both new build, heritage and replacement projects, Lomax + Wood manufacture from sustainably sourced, FSC® Chain of Custody accredited timber in accordance with BM TRADA certification. Only high quality clear grade timber is used in the manufacturing process which is engineered for strength and stability. Acoustic data is now also available as tested by BM TRADA and an acoustic upgrade option is available offering customers a bespoke test service to help achieve exceptional acoustic targets for Kensington & Chelsea made-to-order timber windows and doors.

The HGS is recognised as one of the most perfect examples of early 20th C town planning. In recognition of its special character, with its wide and spacious avenues, formal landscaping, and attractive architectural styles and features, alterations and changes to the buildings and landscaping receive exacting attention to detail in respect of the original designs. The masterplan was prepared by Raymond Unwin, who was responsible for the project from 1907 to 1914, and Sir Edwin Lutyens was brought in as one of many consultant and distinguished architects.
