High performance, made-to-order, leaded light windows and doors from the Lomax + Wood Kensington & Chelsea range have been specified for a stunning new build property located on the private Coombe Hill Estate, Kingston upon Thames. The 12,000 sq ft property designed and constructed by an award-winning London developer offers unparalleled views towards Richmond Park, Wimbledon Common as well as the legendary and adjacent Coombe Hill Golf Course.
The luxurious six-reception room, six-bedroom home is built to the very highest standards over three floors. The lower ground floor features an indoor pool, sauna and gym; a temperature controlled cellar and state of the art cinema and media room. The property benefits from solitude and seclusion surrounded with landscaped gardens that wrap around the property on all sides.
The elegant Kensington & Chelsea traditionally styled double entrance door, each with insulated raised and fielded panels and designed with fixed glazed side panels and fanlight, open into a magnificent baronial hall. Here a dramatic triple height wall of fixed leaded glass provides a flood of light to the stairwell and leading floors. Traditional stone window surrounds, cills and quoin corner stones lend a traditional, time honoured grandeur to this beautifully proportioned home. A special shape bullseye window by Lomax + Wood sits aloft the glazed atrium.
Throughout, Kensington & Chelsea leaded light side-hung casement windows with top swing overhead fanlights lend symmetry to the design. Several rooms, including the grand dining room and formal lounge, feature coordinating French doorsets that lead directly onto the rear entertaining patio, while the master bedroom suite and dressing room is adorned with a private balcony accessed through yet more French doorsets.
“Everything in this house has been designed to exceptional standards of quality and detail using modern materials and systems in a traditional way,” says Chris Wood, managing director, Lomax + Wood. “We are proud that our Kensington & Chelsea windows and doors meet this high technical specification. The family kitchen, which has been superbly designed by David Linley, is a jaw-dropping 45ft in length and our windows and doorsets provide wonderful views and easy access to a landscaped vista which is more reminiscent of a rural country estate than a cosmopolitan London suburb.”
Ideal for both new build and heritage work, Lomax + Wood’s Kensington & Chelsea products are manufactured from sustainably sourced, FSC® Chain of Custody accredited timber in accordance with BM TRADA certification. Only high quality clear grade timber is used in the manufacturing process which is engineered for maximum strength and stability. Products are delivered to site and factory-finished with three coats of highly durable micro-porous paint as standard, which is available in white and a choice of fashionable heritage colours, as well as stain.
Double glazed Kensington & Chelsea products provide excellent levels of thermal performance which exceeds the current requirements of Part L Building Regulations. This low U-value will help to ensure warmth and comfort, reduced energy consumption and CO₂ emissions.
Kensington & Chelsea entrance doors meet Part L Building Regulations and incorporate a turn-key espagnolette which has been tested to Secured by Design standards. They incorporate the security enhancing features of the Lomax + Wood Heritage Locking System. Semi-glazed French doorsets have been selected for this property allowing maximum light and easy access to the rear garden and also feature espagnolette locking. Hardware is available from a selection of attractive and robust standard finishes as well as optional design collections.
Acoustic data for Lomax + Wood windows is also now available as tested by BM TRADA. With the acoustic upgrade option the Kensington & Chelsea traditionally designed timber flush casement achieves a market-leading 42db and the box sash 38db. Lomax + Wood also offer customers a bespoke test service to help achieve exceptional acoustic targets for made-to-order timber windows and doors.
